No offense to the commentors@JP Krueger but MA laws are not the same as California or Ohio or any other state.

As far as criminal I'm thinking no felonies.  

No offense but you should know the answer to that question before purchasing - which is why I'm confused!

I don't know this area well, but a quick driveby doesn't show any obvious signs of lurking criminal activity.This is an agent-owned/listed property so you might want to have your own agent represent you.

But, I'm not arguing that what is taught at most guru seminars will likely skirt/break real estate code; the question is more whether wholesaling can be done in a legal manner that is relatively free of risk from civil or criminal penalty.

They are getting in defense mode so I must do defense and offense, 

I follow it up with an introduction letter, lease, tenant application (make sure no criminals but I ignore credit check on inherited tenants and so far have not been burned).  

Next thought:  no offense, but with these questions it appears that you don't have much experience.
