Apparently, the house was hit by a car and compromised its integrity so it was demolished.I'm looking at simply flipping the land and was wondering what I should have done before listing it.

Most sellers appreciate the effort of me reducing their expensive costs, and I believe it reflects well on the whole transaction as people are more amenable to compromise when they feel they are being treated fairly.

If that is her dream area and you can't afford to buy; buying something elsewhere to increase your income...and have a tenant pay down the mortgage on the rental, is a good compromise.

But the tenant was prone to using spray chlorine & one of those green scrubbing pads to clean the counter tops & the use of a cutting board would have helped prevent compromising the surface.
