The existing farming operation would essentially be our "tenant". 

Residents are fighting new industrial developments thereby raising the value of existing industrial buildings.

My thinking is they will keep dropping and at that point it might make more sense to purchase an existing pool cabin than to build which is gonna be a real pain - I know you know this already ;)

Look at traditional vacation areas where vacation rentals have existed for decades to avoid hostile STVR laws.

This is a disaster, and may be worse than foreclosure for both new and existing investors.

As of right now, there are 3 existing permitted structures: main house, detached garage in front (600 sq ft), and huge 2-story detached storage unit in back (2400 sq ft).

I know there has to be a great deal of trust that has to exist with the owner and his or her team  but being a first time investor I would like to know what successful investors with rent to retirement have done in the past. 

Do you have any existing insurance to compare it to or you've just been getting quotes on properties that you are considering purchasing?

As a consequence, the charger operates at about 50% of its full capacity (but we figured some charge was better than nothing).Anyone adding a charger to an existing home may encounter the same limitations.Random note: our house was hit by lightning that fried one of the outdoor outlets and our computer equipment but the charger was unaffected (thankfully). 

I told him I'd gamble that there's no one who even knows that restriction exists to enforce even if an heir lived in the area...the way to legally eliminate them is either get the beneficiary to record a new document (possibly a QC deed) to eliminate their restrictions, or pursue a Quiet Title if you think the person is no longer around or their heirs are not identifiable.
