Escrow accounts are governed by state law, but all states are basically uniform in escrow transfers

I've heard these stories from credible sources for decades (one occured on my street a few years ago): A moving van pulls up in front of a house in the middle of the day and movers in uniform load the contents of the house on to the van.

When your car is flying off of a bridge into a ravine in slow motion, capital gains taxes are NOT your number one concern. 

The entire addition is sloping uniformly away from the house at about 1 3/8" per 6' .

It picks up any motion/activity at your door.

However, there is a great basis for appeal called Uniformity.

Account Closed  from my understanding, so long as the landlord is making reasonable efforts to make the repairs, then they are following the TN Uniform Residential Landlord & Tenant Act.

Hi Jon - thank you for the response.The stack of paperwork does include an Assignment of Leases.The Uniform Residential Loan Application has a checkmark in the box next to "Investment"The Affidavit of Occupancy states that the property is "Investment Property:  Not owner occupied.  

If you do without their authorization, it can be a violation that can be considered a default or allow them to call all payments due, all depending on the wording of the security instrument.If you pull up a standard Fannie uniform instrument and look at clause 18 (or close to that number) you will see transferring any interest in the property without lender's prior consent will accelerate the loan to have payments due to get an idea where to find it (if you are getting a fannie loan) or what some of the identifying language may look like.
