So, I spent yesterday morning down at City Hall and did the full tour, including Office of Buildings, Residential Permitting, Express Permits, Zoning, UDC, Transportation Office (for a dumpster permit I knew I didn't need that Residential Permitting insisted I did) , and the inspector's office.  

Owner Expenses: $125Financing: TBDStable market, highly visible location, off-street parking, close to amenities and transportation. 

First they need a place to go, second they need to pack up, third they need to transport their belongings from point A to point B.

If I were to be transported back in time 40 years, I'd buy up a ton of SJ RE.But going back 40 years I might also buy stock in a ton of different companies that have shot up since then. 

The town is too small to have public transport, but the property is 2 minutes from the highway.The land is zoned agricultural/open space but is in the city's 20-year plan to be low density residential.

I'm close to Boston so for some people its not the end of the world b/c of the public transportation.

If I had to pick it would be areas close to me so I Like Carnegie and Dormont and anything in between those areas that are close to transportation.

You also need several factors that will change it's value, like amenities, location, near a good business highway access,  a good school district, good first impression, a good public transportation stop, parking, frontage road access, etc.. 

@Adil Hussain, I agree, $20/day X 5 days/week seems like a lot of money for transportation.
