@Justin Scott Outside of what has already been recommended on here, I would also get out into the marketplace you want to invest in and see how the rent translate to the area and mostly importantly the quality of the apartment.

If you want to translate this into a $/hr, I'd say there's a good chance that you make less than minimum wage at the beginning - if you take into account all the time you spend, including on this board asking questions about $/hr.

You will have to pay for translations of all paperwork and statements, be able to transfer funds into a US bank account, have good credit and income to qualify.

Which brings me to my question for seasoned investors out there.If you had the ability to go to college for free to learn something that will translate to your real estate business, which avenue would you choose?
