With the pool I would translate that to the tenants are responsible for regular cleanings and day to day maintenance, but you'll be responsible for major maintenance (open and closing the pool) and repairs.

If you want to translate this into a $/hr, I'd say there's a good chance that you make less than minimum wage at the beginning - if you take into account all the time you spend, including on this board asking questions about $/hr.
