@Jack Orthman I won’t argue against your results, but I would take the bet that financing terms for all of Blackrocks recent SFH transactions (purchased at scale neighborhood by neighborhood) are vastly superior to any financing you or I have ever gotten, and since their cost of capital is so comically close to zero, that they’re making money on these acquisitions hand over fist.

For many, Non-QM is a far superior product, for many, it is not.  

I've read the wholesaling threads with people trying to justify their superior talents over real estate agents in accomplishing a deal.......horsefeathers, you don't have a clue what agents do, as they do everything a wholesaler does.

The minimum requirement of 35 screws correctly installed on a 4x8 1/2" sheet of drywall on a 16" framed wall, is far superior than miss-screwing 100 screws in the same sheet.

@George W. you keep making the same failed argument that something far superior is not perfect.

But the wood is twice as strong as home built today using fast growth wood and they usually have 1x6 going at a 45 degree angle as the sheeting and subfloor which is far superior to no sheeting (like the cheap vinyls of today) or 1/2” osb.

The Fannie Mae loan is FAR superior to the FHA on investment properties...mainly because you can't use an FHA loan on an investment property.
