Worse yet if its in your back yard and your "in the industry" its going to be a small stain on your reputation. 

It all depends on the quality of the wood you want (paint/stain grade).  

The hallway light fixture has been changed out, as well as replacing the two "kid" fans with something more "grown up".Old ceiling fans:New bedroom wall color with new ceiling fan:The nasty, stained carpet is coming out; it was just left there while painting because then it didn't matter if anything got dripped on the floor.

My instinct is to give it back to her in full but there are damages:(1)  There is a 3'X3' stain on the hardwood floors that cannot be removed by cleaning/sanding.  

I suggest Calvin Klein briefs for easiest stain removal.

There's old cat feces everywhere, noticeable urine stains, scratched up walls, black mold on the walls, rotten window sills, doors made out of wood and chicken wire that apparently were built to block off hallways, a tree partially through the roof in the living room, holes in the walls in some places, refrigerators that are beyond disgusting and vanities that are barely standing among other issues.The place has a lot of potential I think once it's cleaned up but I've never tackled this kind of situation before.

I just don't like the way painted cabinets look, especially if I can tell that they were originally stained wood. 

My renter bleached it but it is now just speckled (stained) and I tried to scrape it with my fingernail but it is *in* the rubber.

What about stains or heat? 

Paint inside, and out, they've painted on the brick exterior and the new shed I put in just for them, they've ruined the carpet/vinyl and decided to rip it out thus they've stained up the hardwood floors, the kitchen and new appliances are toast, busted a new window, torn out and lost new screens, the bathroom WAS new, they've ran a leaking clothes washer and soaked the floor which is probably ruined, that leak has gone into the heating duct work and has pulled away from the furnace, they tore off every down spout which has resulted in what used to be a bone dry crawl space being wet, I cut the yard yesterday(when I saw all this), and they are three weeks behind on rent.Human trash is being kind...
