Having seen this discussion and checked this math myself, perhaps it is time we rethink that strategy - the turnkey industry is evolving, and even new investors are becoming more and more savvy. 

I know Evolve takes less but I have bought 2 deals in the past year from owners who weren't profiting with Evolve and didn't want to pay a higher split to a management company. 

(they know how to merchandise and story tell to consumers in awesome ways).     ...so brick and mortar ain’t dead, just evolving.
