The fastest way to become a millionaire in real estate is to start out as a multi millionaire.Study, study, study and pretend you don't have that $150,000.  

But, we're all going to pretend that you didn't just say it, because we all know how much you love, adore, and respect me, and can't wait to see me...

I have bought rentals sub-2, but I certainly wouldn't ever pretend that the previous owner was the only one on the hook!

Let's pretend that IO and amortizing loans came with equal interest rates.

That's called "extend and pretend" then eventually "delay and pray."

That's all wholesaling is as it's taught in these programs, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

If you don't like the pretend 'laws' laid down by the Association of Realtors, don't join!! 

I'm not going to pretend that profiteering doesn't exist nor isn't a problem, but CA isn't solving any problems with their current legislation hopefully OR is doing better.All of the grants CA is pledging for low income housing just allows developers to create non profits, force cities to let them build monstrous apartment complexes, hold them for a few years and then sell them to a for profit entity for a depressed value based on the limited income.

Real estate is a sound investment and may not be very likely to crash,  but let's not pretend it can't...
