WE all see here on BP those complain about their PM.. well if they own the PM they can greatly mitigate the outcome for their clients behind the scenes and therefore get referrals and repeat business. .I have no doubt if they did not do this they would not have scaled up as some have.The reality as well is that 2% rule or high cash flow areas of the mid west are generally in areas that do not support home ownership.. these neighborhoods were 30 years ago but many are now 50% or more rental stock..

Also, working with a knowledgeable Attorney is necessary for the proper documentation to put in place.Between loan approval and closing, your lender is doing a lot of work behind the scenes in a process called underwriting.

If you don't want to manage it yourself, companies like PadSplit are now coming onto the scene. 

The tech scene is pretty early here but if it continues I think it'll drive a lot of growth in the city.

I do a lot of work with remote investors and my biggest suggestion is to get involved with the local REI scene.

Maybe you could compromise between your two scenarios and cancel your current Airbnb's but not rent it out for a full year to see if things clear up enough to make the airbnb scene feasible again.

You can rent it out through the whole year to traveling workers, visiting professors, travel nurses, consultants and production companies for adult movie film scenes.
