Our partner lives in North Dakota, the STR is likely to be in Florida (I plan to shop after BPCon 2023) but we are planning for the LLC to be in CA due to their fee collection.

Most plans will pay for temporary housing for situations like this, so at least you don't have to worry about that aspect.Also if you want attorney advice on this situation I recommend the attorneys at www.evict.com.

If you plan to simply turn your receipts (or copies) over to the bookkeeper to enter, I would suggest once per week (or twice a month), and simply write on the receipt what property the expense is for.

Then I plan on going back to my portfolio lender with 2 town homes and a duplex free and clear to pledge as collateral for around $600,000 in financing so I can go buy some more real estate.If you know what you are doing, this can be a very cheap and convenient source of short term capital.

It can also work if you're planning to do an option, assignment, or double closing, because you're not taking on the risk of holding the property for an extended period, but if things continue slowing down (thank you, high interest rates), you'll want to be very careful about how much you're offering, especially if you stick to the straight flipping model, where you take title to the property and don't make any improvements to force appreciation.
