They would rather own a perfect-sized home for their family, especially when compared to an apartment unit which will cost more in rent per month (roughly $1000/moth avg. in the US vs. mobile home lot rent being $285/month) and they don’t have to share all their walls, walk up and down many flights of stairs, making the landlord rich, etc.Let’s face it… people are getting smarter!

In all I was out the cost of the flight, rental car, and inspection.In general however, the Due Diligence (DD) period is the time when you "kick the tires" and look at every aspect of a property - order your inspections, get trades to bid on CapEx, review leases, look at expenses, city/county records, property line surveys, etc.

Flight booked for last week of August for face to face meetings.My Plan is to obtain a HELOC on my home to purchase properties in cash then convert to a Cash-Out Refinance after seasoning period.Although I have heard of using a HELOC as a source of short term financing I have not specifically heard anyone speak of using with BRRRR specifically.
