The m2m tenant pays on time and doesn’t complain but after doing some minor repairs on her side i’m realizing it needs more work than I thought and there are tendencies of the tenant that I see being harmful to the property long term such as not telling me when things don’t work and not keeping the unit in a somewhat decent condition and since we don’t have a lease in place and I inherited her with no security deposit, there’s not standard I can hold her to.

make it a part of your business policy so you can be consistent and not accused of unfair housing practices. it can be unpleasant with an unresponsive or difficult tenant but if the tenant is damaging your property or not abiding by the terms of the lease, ultimately they are harming you.

While I in part blame the potential tenant for being so naive as to send somebody money without actually viewing the property in person, the fact is, there are many people out there using scams like this to harm potential renters.Once I decide to rent to somebody, I send a picture of my photo ID, and a copy of the deed.
