However, I'm not finding stats on total number of syndicator sponsors regardless of what geographical restrictions I put on it.  

Since this will be my first deal any pro/cons on these areas geographically?

., not on municipal.This may be totally obvious to the poster and many viewers, but I often find if people invest in a limited geographic area it's easy to assume certain costs as price-of-doing business.

I have seen listings where the description states "tenant would like to stay" and their rent is below market average or they have a 1/2 year contract with rent below market value.

Before I committed to buying the property, I knew it didn't fit the kind of property i wanted to own and it was what I call GUD (Geographically Un-Desirable).
