How accessible is the area to amenities my end user would actually want?

In my company, I have access to lenders that will do a mortgage loan for an owner occupied and DSCR for borrowers with ITIN status and work permit but not for fix and flip. 

Either I have just wasted a lot of money or I have made one of the most wisest decisions when it comes to asset protection, access to tons of contracts, accountants and attorneys.

Really the only assumption on that statement is that the roof has relatively good solar access (room and not terrible shade).
