Southgate was the longest to rent , Graham/Strickland (jack britt) easy, Bingham was real easy but took the longest to rehab with two baths gutted and new flooring throughout and cabinets.Market rents were $950(2) and $850If you have the right property management with good rehab and not that shady crab people do like cleaning a 5 yr old carpet or put rolled vinyl in living area (stupid) and lipstick the heck out of it then it will be occupied.

If I have 3 applicants that have similar work history, clean backgrounds, and similar credit score, then is it okay to choose an older single person over a younger couple.I should state that the most recent tenant I did a terrible job of choosing and after just a year we threw the carpets out and filled two dumpsters with house and yard trash.

I will probably buy mobile homes and bring them in to rent them out as i go (i know most people dont believe in this but in WV you can get $675 for a clean 3BR mobile home that you would have an all in cost of under $14k for the MH/moving/etc.)Im curious as to what you would pay for something like this?

I typically figure 5% repairs, plumbing, electrical, 3% miscellaneous (tree trimming, gutter clean-out, landscape upkeep, lock changes, etc.)That deal is tight.
