I just had the duct work and furnace cleaned today.  

It is providing society with a much needed service, providing safe, clean,  and adequate housing, emphasis on ," SAFE".I would also check with your local building department for what might be considered code violations.

My husband and I are thinking whether we should fix up their old house to rent it out (the house is free and clear estimated around +$600k with market rents in the neighborhood of $2500/month), but it needs work (cracked walls, replace carpet, remodel kitchen/bathrooms). 

The cash flow is nice and rental vacancy is just enough time to screen new renters and clean. 

It also reinforced my thoughts that a clean sweep sale and a 1031 into better performance would be a good plan. 

It needed new carpet and paint in one of the units.

It states in the contract if I deem cleaning the skimmer to be a daily thing then well it is a daily thing it takes one minute to do. 

From the research I did, it seems like depending on the levels, you might only need a thorough cleaning, but these levels required the entire drywall and ceiling to be torn down.

Private Landlord got himself into a bind, hired me to clean it up.
