I'd say sit down with your partner and hash out the best options based on different circumstances (re: market movement, company interest, rehab needs for a new tenant at a higher rate, refi fees, buying a flip vs a rental, etc) and then see where the moon takes you ;)Good luck!

If it happens to enough people, that starts a trend, which can turn into a movement, etc.Not telling you what to do but with the funds you have, I would think you would be better served by investing with a syndicate (or three).

it's my "feeling" that unless you move with the market, like physically, or have the capabilities to invest in areas you don't live in or near - i think we're going to see (and are seeing) a general slow down of the fast movement of rehabs we saw over the past 3 to 5 years.
