If this is a more common thing than I realize, does anyone have questions or suggestions for conversations I should be having with my cpa about this?

my last tenant ripped out all of the wiring from the attic, during the 60 days it took to get her out, I can't prove it, but I noticed you may have not served your tenant like I did, the company I hired served her, and any unknown occupant that resides with her at the same time, it was on her lease that no unknown occupants were allowed to stay, I find the nicer you are to some renters, the more spiteful they behave, and I know now how disgusted -----you begin to feel.

A potential con that I would add for house hacking a single family would be having to deal with more individual lease agreements because you're renting rooms to many different people.

Another issue you may be having is that the type of deal your structuring just might not make any sense.

Since you have no plans to sell you will not permit them to do any work or modifications of any sort and you will be having the property inspected monthly to insure no work is performed.

I think in the city proper, where there is still a ton of inventory to be absorbed, we will see more like 3-5% growth (I still think the city represents a good long-term bet with how far prices have fallen, but it may take a few years for all this inventory to be absorbed).I think our Baltimore suburbs will behave similarly to the DC region.
