As far as from a privacy standpoint, it defeats the purpose to purchase a property and then put it into a land trust because the public record will show that.Let's say I am about to purchase a 50+ unit apartment, if someone could please lay out in detail how to go about making offers and funding a land trust to make acquisitions - including financing situations, etc.Finally, do the complexities of tranascations in a land trust cause enough burden to justify not using them.

@Chris Seveney From what I understand, the privacy it can provide, avoiding the due on sale, and as I grow my portfolio I'd like the properties to be separate from my personal assets and other potential businesses by placing it in an LLC.

You need to provide complete and accurate info up to the date of transition.Rental agreements and addenda you should transfer, but keep copies of; Rental applications would fall under privacy laws and FCRA, so they would not be transferred.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.
