When the tenant moves out (or on the rare occasion that they request it earlier), I read the meter, do some simple math and add a delayed charge or delayed credit in Quickbooks. 

I hope you and your fiancé are adapting well to having the newborn around.I understand that this is an outlier occasion, and will still accept the rent on Thursday, Aug 3rd.

They have already saved us from extensive damage on three occasions, (washing machine hose not hooked up properly by a tenant, kitchen sink drain pipe pushed loose by a tenant's garbage can, hot water heater starting to fail.)
