If you are wanting to work as an unlicensed broker and assign contracts here are some thoughts>1.It is extremely dishonest to put houses under contract unless you can close.

The interesting thing on OKC short term rentals is there was a recent report where a city official or councilman was interviewed and actually stated that they did not have the staff to police unlicensed airbnb units in the city. 

There is a fine line between capital gains and business income as a real estate professional licensed and unlicensed in Ontario and if you have a good enough accounting firm backing you, you can get away with business income being taxed vs capital gain on disposal of property.

I'm an unlicensed assistant in about a dozen regions accross the U.S.

He probably has an unlicensed assistant for paperwork, setting appointments and putting listings on the MLS.  

Or do you believe he needs to be a licensed realtor  this is a big questions these days in flaFrom what I understand many realtors are getting pretty pissed with wholesalers and turning them into the FLA RE commission and they RE commission is taking action against this unlicensed activity .. do you feel this is happening or just hyperbole

If you own a property and need some help that's one thing.If you don't own anything and are looking into cohosting or arbitrage, you are just an unlicensed Property Manager with a job.

And now that I'm (mostly) retired, I get to come here to the forums and see post after post whining about Contractors.I used to figure it took 100 hrs to put together a good proper bid, I mean a tight number that would not be deviated from.....if you count all the trips to meet subs, and all the office time, material take-offs, Etc...And then half the time the client would go with a lowball number from a questionable contractor or someone unlicensed.

Don't expect leniency if you end up in front of them.Wholesaling is very simply unlicensed real estate brokering.  

however there is a reason states are cracking down on it  ( at least un licensed actiivty)I mean just read the regs in virtually any state.A license is required if for compensation you are bringing a buyer and seller together.. of course there is all sorts of interpretations on this.
