I also think as funding structures evolve many of the better TKs that follow the above can and will move toward more structures that make sense and deal less with the uber picky one to two property type investor but that is just my opinion.

My position is that you should just start investing and then become more efficient as you evolve, that way you don't get paralyzed buying your first property.
