You mentioned niche, so that has me curious.I feel as though San Diego has a fluctuating and semi-transient community, and also a long list of probate opportunities, so I am thinking of potentially starting in the wholesale realm and if I can secure some seller financing deals, I will hold them for rentals.

Since you are already living in a basement you could easily rent another basement to live in or with your 200K per year income from investments rent a entire home.The markets will fluctuate but assuming you do not spend the full 200K annual income your principal is garanteed to continue to grow.There is no way you should be sitting on all that dead equity and losing ten's, correction, hundreds of thousands a year in income.

So despite fluctuations due to geopolitics, oil can be competitive whereas the LP providers don't overlap as much and have a lock on their service area.But if cleaner burning, more efficient is important to you and if there's a chance that nat gas is coming in I'd it isn't already there, then I'd definitely consider going with nat gas.

Hey Jorge,Great to hear that you are jumping into the game and sounds like you have a good property to start.So the money out of pocket is going to fluctuate quite a bit based on the lender, but no matter what in the HML space, most groups are at the very least credit 'informed', meaning that they would at least do a 'soft' inquiry and a back ground check to decide the terms and the risk of the investment from their perspective.Of the lenders that I work with, there are a few that do no asset seasoning, and that is something that it feels would be VERY important to clarify on the front end of any deal you do.
