So I have a 750K single family home with an attached but separated MIL apartment above the garage (own breaker, kitchen, washer/dryer, entrance, driveway, parking, etc).

Added 2nd floor apartment with separate entrance.

In my experience, townhomes are typically in stronger demand, since they standalone entrances, attached garages, etc. and therefore get more rent, but metrics are the same.2) Have you ever bought a 70ish unit apartment building?  

They also each have their own entrances. 

My primary residence has what was once a garage on one side of the house and is now interior living space with a separate entrance and a half bath.

I'm eyeing a smaller, 4-bedroom property about a 5-minute walk from the trail / trail entrance in the Hunter Hills / Mozley Park neighborhood.

Ask professionals how to locate and block the entrances mice may have been using to get in your home.

The assumptions are that entrance and exit cap rates are the same and loan terms won't change.

Before I put in an offer, I want to run the numbers by some professionals.The property is 4BD/2BA in total, with 2BD/1BA upstairs and 2BD/1BA downstairs with separate entrance.

@Rob Hoinsky I like these ideas especially the security system on condos/town houses where each unit has their own exterior entrances
