From where I live, there's no norm of this (prob due to a different climate) but what should I know/be careful, and any other thoughts on the TX market?

I've been wondering about the ROI, especially considering we'd be doing a covered space for our climate.

Best wishes project is on hold now because of interest rates and the general investment climate 

All the fees, requirements, city codes, constantly changing mandates and a climate that’s hostile to landlords makes it not worthwhile in my book.

Thus this part of the project is a lot of waiting for one Trade to get done, so the next can come in.Spray Foam Insulation:We decided to insulate the interior walls for both sound and climate.

If it is good market for swimming pools,(year-round warm climates) lots of different buyers would like thwn.... families, singles maybe older owners though depending on age and market they may want a community pool with accessibility but not all the work. 

Snow is similar but it is a bit colder (micro -climate) by the rental so I do that more often at the rental (which is on the work commute, another recommendation I like for DIY landlords).

A hybrid TK approach will offer more clarity into the investment and allow far less premium charge, which makes an investment in the current climate actually sustainable. 

That’s a complete fantasy in our local political climate.

Lastly, when you find a market that looks like it has good data, research the business climate in that market.
