It took everything in me to keep calm.... and it was at night with a flashlight.... 

I wish I could have talked to a live person through this process as it would have calmed my nerves about potentially losing my money.  

Second, calm yourself as these are just small problems that you will have to solve.

The folks I know who live in the Heights are all in cute little houses with big porches on calm and peaceful tree-lined streets.

Any suggestions on calming his nerves?

I have seen nails blown straight into/through plumbing lines, toilets that just about fell through the floor from caulked in water-fall-leaks, and all kinds of stupidity that made that "cheap guy" way WAY-expensive because of all the repairs needed to their "cheap" work. 

BUT.. you still have to keep coming back with respect and professionalism, to take the upper road and not get pulled down into the mud with the dirty people, to "trust but verify" and keep calm and collected. 

It's a great opportunity to learn not to speak to someone when they are emotional and threatening - have them call back when they are calm.

If there is one thing that investors should value is the ability to approach any issue, with a healthy dose of patience and calm.
