U have the Cash flow is the only reason to invest crowd and appreciation is gambling and then you have the cash flow is just a place setter while my prime asset goes up in value based on a location and desirability IE no social issues like you describe.

PPA pricing is falling across the country and there is no reason why it shouldn't continue to fall.There's always a chance that 2 or 6 Years down the road that things will change, but I don't know too many people willing to take that kind of Gamble.

Factoring in the current market/state of the economy, and the values noted, the realistic timeline, it is a bit tight and many investors may not feel comfortable enough to gamble with that.An owner/user, who might have ambitions to go through with the plans you put forth, AND have that kind of money, MIGHT be more suitable if they have to courage to take it on.Just my 0.02I hope someone gets it under contract and you can move on before rate change or banks get tighter.

this site is heavy to buy and hold cash flow in king appreciation is gambling so any market that provides a modicum of cash flow with 20% down is a ripe target for the vast majority of the BP audience .

SF has very strong renter's rights (Gavin Newsome was the Mayor at the time) and luckily our gamble paid off bc all of them took the relocation $ and left.
