Buy and hold until you have money to gamble with- then try the flipping world when you have money to lose.

After earning my trust I let him start on the big job, I am also an OFS investor so I was gambling by not being there. first couple of weeks he was updating me every other day. all of a sudden he ghosts me. no calls, texts, or emails. what should I do in this situation?

I recently changed my phone number and it was truly golden to not receive spam calls. 

I want to niche down on the properties I target as my plan is to personalize and build relationships rather than spam and treat it as a pure numbers game.

So the cautious in me wants to invest in homes, or triple-net, make a SAFE 5%.......but I also keep wanting to gamble on this one.    

Most RE investors don’t bank on appreciation as it’s too much of a gamble.

But if that too-good-to-be-true thing dangling in front of you compels you to bark up that tree (btw, I get the same spam every other mortgage broker gets, I've not seen any spam about 90% LTV investment property), be prepared for some pain.Let's put it this way. 

She said she was going to check on her rights.I'd check my spam folder and give her the $172 simce she was good to you at move--out.Not worth the indigestion and she could probably use the money.  

On that more worrying front, my mother in law, who has nothing to do with my property whatsoever got a cold spam text on her phone the other day asking to buy MY house...

Call it a calculated gamble that could be the incorrect choice.
