Desmond can say that it's not the fault of the individual tenant to be part of a systemic injustice but he disregards that the landlord is probably in the same situation (as is an exact scenario in his book) and he doesn't acknowledge that individuals must work harder to break out of their poor situations rather than shift their responsibility unto those who are higher on the socioeconomic food chain.

Yes, a single member LLC choosing to be taxed as a sole proprietor would be a disregarded entity in the 1031.However, it is always a cleaner paper trail if you can sell as yourself and buy and yourself to finish the 1031 and then contribute the property into the new LLC.

If I put the land in an LLC (a disregarded entity), I'm fairly certain I could still let it go to tax sale and take a long term loss, but without any liens or negative effects on my personal credit report.

If it's just liability protection my $1M umbrella policy costs me ~$250/yr which is less than the minimum franchise tax board tax of 800/yr, SE tax exposure for yourself, etc.Also, it maybe a disregard entity (single member llc), which means it's all reported on one's 1040 schedule C.I learned all of this the hard way

@Kerry Drake ,I recommend holding it personally, trust or in an LLC if it is low cost in your area.Single member LLCs are called disregarded entities.
