Rehabbing takes good analytical skills, discipline and good decision-making, but it isn't rocket-science, and can be very profitable, even (and especially) in this market...

LOLActually if water connections are restricted it will only mean that current properties will have more demand and prices will sky rocket even more.  

Most of it isn't rocket science, but if you utilize bigger pockets as a tool literally any question you can think of someone has already asked or there's someone on here that will be able to give you some information.

I have a purchase agreement signed and will be using paperwork from Rocket Lawyer or a similar site to make up the warranty deed paper work.

IMO most markets have sky rocketed so a cash out while it's high looks lucrative.
