The 1065 and k-1s are cake as long as less than $1M so you don't need a sch L or M be completed.I do taxes for 2 LLCs, an s-corp, a sale or 2 most years and 30+ rentals. 

The listing agent will simply state that you have enough funds in the bank and anything in excess is icing on the cake.

Functional and conservative tend to remain fairly constant.Also, the prices I see quoted in A areas, don't cash flow... don't kid yourself that he's getting his cake (cash flow) and eating it too (appreciation).

Other than that is was a piece of cake.

I like it to hit metrics going in and the other stuff is icing on the cake.

Eventually they'll have to choose between having their cake or eating it...

Basically, if you are buying and holding rental property and you have positive cashflow, then buying next to each other , instead of just all over the place, can have some icing on the cake in the future. 

Within a 50 mile drive of Los Angeles City alone there are more than 10 major 200k+ population independent cities like Irvine, Long Beach, Anaheim, Glendale etc.  

I see some really nice condos for sale there although they sell like hot cakes.

Same place had 2 pizzas anyway you want them 19.99.Even though the 19.99 was 3 dollars more expensive the special sold like hot cakes.
