The previous PM told me there was no point going behind these kinds of tenants to pursue relief.

I would start looking for one that is doing a large cost seg study that will provide a lot of tax relief. 

@Mike Smith,#1 depends on your tax situation#2 will never get you full tax relief. 

It may give a temporary relief to the pain of owning the home, but the scar of a foreclosure will be long lasting.

But I have become a fan of multiple streams of income, and I think that is the greatest source of stress relief.

Hi Mike - When doing a 1031 exchange, any funds you put in your pocket (or debt relief) may be taxable.What was the purchase price?

If he gets relief on the mortgage payment somehow; does the lender report to the credit bureau they were 30, 60, 90 days late?  

First, sellers who are just trying to get rid of their payment and need debt relief.
