In its current state, the grading will bring water towards the foundation which will lead to a wet crawl space, mold and fungal growth, and possible property damage.

Don't invest out of state unless you KNOW the neighborhood.

In some states there may be some benefit, but personally I have not seen a reason why a land trust was ever needed.
