Maybe so, its the hill country after all, but it's the same pattern over and over.

I took 'snapshots' over different time frames to see if any patterns emerged.

Call like 10 of them and see if there is a pattern.

Always buy an extra box or two of the product to have on hand for such repairs as the manufacturers are often changing patterns and styles within their product line. 

But after iteration and iteration you eventually see the patterns and prevent those mistakes from happening again.) 

@Michael Kingston As a Realtor myself, I would be VERY reluctant to wholesale, assuming I'm following the usual pattern of wholesaling, i.e.: 1.

The alternative is, again,to buy in the areas that aren't as "upgraded"and hope for the best, which the pattern throughout the state seems to indicate the best may be realistic.

You can then attempt to make adjustments if you like and can spot patterns like extra amount for extra beds, extra baths, garages, etc.

I wish you the very best on your tough decision ..God Speed, Michael  i know very little about florida i just see properties that "make sense" financially and then i start doing my research. i guess i have to find the patterns of where people are moving to in the state and where people are enjoying ect. if you have any insight i would appreciate it.
