@Kamal Andrawis Prices will vary greatly depending on site conditions style of architecture finishes etc. the minimum will probably be $150 a square foot and can go up to $500 a square foot depending on what you build.As @Geordy Rostad said a builder will not be able to give you a firm estimate without complete plans and specifications but they can tell you what their current projects are costing and what you can expect for different levels of finish etc.

@Daniel Adler PM sent, I'd love to hear more about your project.One thing that you will definitely find about Architecture is that there is no "Set Price" for anything... $3,500 - $42,000 is definitely a Huge swing, but that just means you need to ask "What am I getting for my money".

Here's the backdrop....For the past 20yrs I've ran a residential design/build company. 10yrs ago I was able to get into REI and now have 6 properties total (2 personally (1-ABNB / 1-SFH LTR)/ 4 (LTRs) in a LLC with a partner), and manage 2 additional properties as the property manager. 2yrs ago I decided to drop the building side of design/build, and now I just do architectural design and REI.

Definitely need to talk to some local GCs, and share with them exactly what you are looking to build.In my area, you'll have GC's tell you they can build ground up single family for anywhere from $200/SF to $600/SF depending on the architecture, quality of finishes, and lot conditions.

It seems like a lot bigger DIY job than Vinyl.That little place could really use some curb appeal.I took the pic above and floated some curb appeal things onto it that I'd think about if it were mine.A new door opening on the right, double the window size, and a more modern color scheme, a little wider siding, etc...Which is a lot more money than just residing in vinyl.I used GIMP to make this (quickly), and not an architectural program which is why it looks a little cartoonish.Good Luck!
