I am just trying to understand the logistics of this pivot as I have a subject to opportunity currently (in your neck of the woods in Spokane, WA) and am trying learn any tactics for reducing risk, specifically regarding the due on sale clause.

@Ann Bellamy, who lends in your neck of the woods, used to be prolific here and will hopefully chime in.I strongly suggest you only loan locally and I disagree with your disagreement (Ha!)

I never want to mount a TV, because of the height position makes it uneasy for the eyes and neck.

I have been to your neck of the woods once way back in the mid 80s to lehigh acres on a fact finding missions with state of CA on what to do with antiquated subdivisions..

FYI: these were examples in DFW, so your neck of the woods.

As they did not accept wires.. now that may have changed.this is how last minute foreclosure rescue works in our neck of the woods.

While you won't be able to purchase at that price point in my neck of the woods, I would be happy to point you towards some great realtors  in the Cave Creek, or general Phoenix area, where you should be able to find something.

It looks great and if you're in a higher end of the market it's a nice touch that can put your unit ahead of another in a competitive market.In my neck of the woods I have had no experience with this product I've seen called "stainless paint" but perhaps this summer when I have a bit more spare time I will experiment with it.

Start small if you are afraid of failure, don't put in more than you can afford and you will build your investing muscle one property at a time
