I feel like that's a reasonable thing to ask before making an offer because that will affect the cash flow significantly.

Based on the above is my understanding correct and the 45 day identification period and 180 replacement property purchase period (which includes the 45 days) both extended?

Im not sure I understand why its an issue that it was not included in the estimate for the loan.  

Many lenders include a prepayment penalty  that lasts 3-5 years, which could limit your ability to refinance again if rates drop in the future. 

Are people holding on to their money or are they feeling good about the future?  

They came across too pushy and didn’t get enough detail and when you’re new to something and about to put an abundant amount of money somewhere, you want to feel safe and like you have all the information and I just didn’t with his team.
