The Umbrella is triggered when the limits of an underlying policy are exhausted in a claim. 

On top of that, the island of San Diego has exhausted most of the buildable land within 10 miles of the coast, in the last RE boom ( Carmel Valley, Otay, etc). 

The useful value may have been exhausted by the time you took it out from the shed.In my case, I had an old fridge in my tenant's unit.

It provides coverage if the underlying Liability coverage on your home or auto is exhausted in a claim. 

The bathroom will need to be reframed then subfloor, flooring, tub/shower combo, vanity, exhaust van, lights, etc. installed.

I would just be cognizant of not exhausting your savings because while cash flow can be found, there are ongoing costs associated with investment properties and you don't want one major maintenance issue to wipe you out!

I have no issues with reaching out and asking questions, I've been doing it like crazy these last couple weeks and am exhausted. :) But it's worth it if I can make this difficult situation into a positive outcome. 

It's more expensive, takes longer, is more stressful, and exhausting to get a STR to market.

plus with the window there, if they cook something that the exhaust fan isn’t strong enough to pull out, they can open the window on that side to create more air flow.

I always focus on the bits that are harder to delegate, like choosing designs and decor, but I was exhausted every time.
