Unless the buyer try to negotiate with seller, seller take home 5k more, and the buyer pay 5k less, cut out the middle man.This is not ethical and you have a contract with seller to prevent this from happening, right?

It also helps to maintain a house properly to increase the life of a house.There are also newer built houses where corners are cut and won't last very long.Older houses should budget more for repairs.It would be good to get a home inspection on the house if you have the property under contract.

Unless this job includes a ton of transitions, needs massive floor leveling, or has a million tiny corners he'll have to custom cut, then $1900 is pretty darn high.
