Plus I use mysmartmove.com for tenant screening (which the applicant pays for as an application fee) which screens for credit, criminal and rental history.

In our State we can file a criminal complaint against tenants who steal property or intentionally damage property (not wear and tear).

Large commercial umbrellas make sense if they are protecting your primary source of income but at some point insuring a rental property for 5x the value of the llc gets silly and the likelihood of that kind of judgement in the absence of criminal activity is very unlikely.To conclude, personal umbrellas and LLCs are both good risk management tools but they are almost completely unrelated.

Just a heads up, I just read that criminal illegal aliens convicted of felonies including sexual assaults are not being registered nor tracked by law enforcement.
