Can anyone recommend some groups that might be active in these areas??

@Mel Selvidgeis a great person who's active on the forums and a local agent.

I'm still actively investing but I help others get started there as well.The city has been insanely good to me and my family, but yes... you do need to do a lot of due diligence and/or work with someone that REALLY understands the intricacies of the market.

Last week saw a 704 FICO score for an applicant with only 1 tradeline with just 7 months of activity.

You should open a separate bank account for all your rental activities.

I would greatly appreciate any advice and insights to better understand the local market and connect with real estate investors specialized in rental properties.I look forward to engaging in meaningful discussions, exchanging ideas, and build valuable relationships with other members.

Some are engaging with me to get more posts on their record or more inbox back pats from other fragilities, but it's a very strange method of getting seen.The more you show the reason in black and white, the less they recognize it.

Unlike my current active stratagy on my 19 SFH,  I will not be able to recoup the renovation cost back out of the property value by having an 80% Loan to value pulled on the back end because the buy price is just not good enough.

So, like many, I've been intentionally on the sideline, but staying quite active with learning and keeping up with the economic data.
