I was also researching on Johnstown, PA and what are the main industries (sources of employment) there and is the population growing or steady etc.

They may have growing pains issues - I cannot attest to anyone else's experience  but as of April 2022 I feel like things are going in a good direction with the new build properties he is developing and he has been genuinely interested in my success with his company. 

When I was growing up the open floorplan seemed fine as a little kid, but as I grew up I found it problematic since there was only one space in the house (aside from bedrooms and bathrooms) that everyone had to use.

Starting small with units under $400K is wise, and you can grow from there as you learn more.

I am currently a commercial retail tenant agent, have one rental property and am looking to grow my portfolio. 

But until then I agree with you, that's not a growth strategy.I am a firm believer to grow your portfolio first wide, before you grow it deep.

Rather than deplete the tax-sheltered IRA, you could continue to grow it and only distribute to yourself the minimum amount required, or perhaps a bit more here and there as suitable.
