The phrase is Don't Wait and Buy, it's Buy and Wait.

@Allen S.We're reading your interpretation of what your CPA said, so maybe she actually phrased it better than how it sounds.

A couple ways to spot it:1. seller came from zillow account with weird email; Realtor only emailed back and forth no phone calls no face to face; the sentences in the email would have been translated and they use ChatGPT to organize phrasing.

@Jay Hinrichs, your phrase "its pretty amazing the amount of US citizens that we house as tax payers who simply will basically never work.. and just live off of those that work.." tells me all I need to know about your understanding of the culture and the circumstances of poor folks in those neighborhoods.

One of my preferred phrases is "Let Painters, paint."

Over flow areas South of San Jose or East of Livermore will always be dependent on what happens in the Bay Area, but I would not consider part of the Bay Area proper.The issue I have is that people lump everything that they don't understand into the catch all phrase of "technology". 

Honestly to me this just comes down to the typical old phrase of making the money when you buy the property.
