I always know how my legal bills went by Christmas .. if i had little activity I get a Card.. modest amount 1 lb See's  major litigation  2 lb sees.. that means I probably spent 50k for that 2 lbs of Sees.

This property came to me packaged with 31 Chesapeake through a wholesaler just before Christmas of 2022 and we closed on it before the end of the year.

Skipped Thanksgiving, Christmas, New Years, and my birthday and went through consistent 80-90 hour work weeks (I have a full time too) and probably 5000 headaches and screaming sessions to get the whole thing rehabbed and ready by the end of January, 2017.

Then a few days before Christmas 2022, we get an email with an invoice for an additional 18,000 for projects he was never asked to do and or did not complete in the previous months.

@Jonathan Tang  little more to it in the timber business lest you buy a christmas tree farm..its not like looking in a catalog :)  but either way that was the concept.we made 500k on deals that we put no money into.. all in 90 days.. but that was when the J log  Japanese grade log  was selling for 1200 a MBF  it crashed along with the japanese economy so its not what it was.. but its come back strong on the domestic side with all this building and natural disasters  CA fires  and Houston flood.. although the flood is more a boon to sheetrock companies
