Real GEMS, wish I had 200 of them!

Hi @Jamie Mason,Sarasota is a popular destination with the wealthy retiree and family demographic because it offers such a diverse range of recreation and leisure activities together with the stunning landscapes and wildlife it is a genuine gem.

I spend a lot of time reviewing potential deals to find the gems, and while the time spent on this deal isn't that much, the knowledge of finding the deal and connecting it with the right buyer has value.

Considering an older vintage property 5 b/ 2b in central TX on 1/2 acre lot, could anyone with experience comment on best and highest potential in converting to duplex or mother in law suite?

Bexar county is really expensive.and I thought the kirby-converse-live oak-windcrest area is a gem... 

But let's pretend today's rules were in effect with the 1980s interest rates, and go through what we might do, and what a bank might do, and how it might play out.You find a homeowner who wants to sell their home, they have a late 1970s vintage mortgage at the low low rate of 9%, but if you took out an investment property mortgage today the best you could do is 17% or 19% on a 30YF.

All of our eggs are in one basketI have had a few instances in the past where one tenant was late paying, but I was still receiving rent payments from the other unit to help cover the expenses.Overall homes with basement suites are a hidden gem and not discussed enough in the investing community IMO.I hope this helps.Owen
