At this stage, your focus should be putting as much money as possible into your first deal, rather than on accountants, lawyers, or consultants.Hiring a CPA can wait until you’re further along—either when you’ve got something under contract or need help with entity setup or tax planning.

I give them full time jobs at my PM co with benefits :)But to hire on a contract basis - mainly echoing from above - I would go to Thumbtack, TaskRabbit, Local FB groups.

While not in TN specifically, I have assisted clients do as you have described: live in a property as a principal residence for 2 years, rent it out for 3 years, then sell.Based on the situation described, you would appear to be eligible for the MFJ joint exclusion on principle residence on your 90% share.However, in order to retain that ability, the house will very likely need to be sold (ie, sale closed, not just under contract) by the end of this month.

Tricky, to get people to move in, it would need to be accessible to transportation, town...but the city has not accepted them so much legally as a living space.
