I work as a guard right now so I'm not really learning anything about real estate where I work and I want to eventually transition into a property management company.

But they don't do a lot of Section 8 and I feel like once covid hit, they must have totally let their guard down and started "phoning it in."

Usually one of them will spill the beans.Some sellers are guarded and others talk your head off.

Garbage Truck Drivers,Security Guards,Porters,Landscape crew. and the like.

I also would come up with answers to common objections so you aren't off guard with certain questions/objections (however that may take some calls to find out what those are).  

Cleveland, Ohio is an excellent market for Section 8 properties in your price range, but like many people were saying, you need to do as much you can as far as putting up guard rails and checks and balances with the tenants to make sure they're keeping up the property.
