I haven't had the issue lately but when I was typing an answer in the BP forums it would freeze the typing.

@John Thedford I am pretty sure hell would freeze over before I would personally pay anything near retail, let alone more than actual appraised value.

Of course our pipes are much deeper here due to freezing, so it involved a back hoe to dig.

The reason we hear the most is that the debt got messy with the introduction of payment reserves by the agencies or flat-out freezes on new originations by bridge groups.  

There is a freeze on rent increases. 

For us, the ability to carry the HELOC debt service without passive income streams (W-2 incomes only) was the biggest determining factor on if we were willing to take that risk. what happens when the bank calls or freeze's your heloc like they can do unilaterally  this happened in mass in the last recession. ???

There are many, but you need to start small or you will drown yourself and freeze before you even start. 

All of my renters melt if the thermostat is above 65* in the summer and freeze if it's below 80* in the winter.

I can't believe how much water comes out that would potentially freeze.
